Choosing Your Homesite
If you have not yet purchased the property for your new home, Caprock Custom Construction will assist you. Together, we can be sure that the site you choose
will compliment the master land plan you desire to create upon it. We will verify that there are no recorded easements or restrictions that could disrupt the master
plan of your new home. We can also counsel you regarding potential topology issues or soil considerations and possible remedies.
Drive, Decide and Design
During this phase, the homeowner should begin collecting photographs from magazines and from driving tours of the city. Photographs of stone and brick,
window details, architectural designs and other materials that you like will make selections in design much easier. Caprock will provide needed expert
brick and stone knowledge if an address is provided by you to Caprock. Storyboards and interior finish design work can be provided by Caprock.
Order A Lot Survey
Caprock Custom Construction will order a lot survey that will tells us the locations of easements, trees, topography, power poles, floodplain, building set back
lines, and street locations. This is a tool that the architect and Caprock Custom Homes will use to design the home. Caprock Custom Homes wants to be able to
design the home to compliment the homesite without penalty to the natural setting (sacrificing trees).
Meet With Approved Home Designer
Caprock Custom Homes has a relationship with several well respected Architects and/or Home Designers to help you with your new home design. We will take
the lot survey and sit with you to create a “master list” of what you want in your home. Caprock Custom Construction recommends that you start collecting
pictures and floor plans of homes that fit your needs so that we can be as precis e as we can to meet your expectations.
Floorplan Design Approval
The initial floorplan design is (in most instances) a hand drawn (to scale) plan. This gives you the opportunity to get a first look at the overall finished concept.
The square footage and layout are very close to a finished plan. Caprock Custom Construction will help you in this stage to assure that your furniture (present
and anticipated purchases) will fit in your new home. The Kitchen layout with appliances, pathways for traffic flow, views are addressed at this stage. The
draft drawing will be rendered into CAD with specific measurements for Caprock Custom Construction to work from. You and your family will have a final
opportunity to check all of this with our assistance prior to Designing the Front Elevation.
Design Front Elevation
Once the floorplan is complete and approved by the Owners and Caprock Custom Construction, the front elevation will be drawn.
Approve Elevation
At this meeting the Architect/Designer will present us with the front elevation of your home. We will approve the elevation and move to the Check Set final plans
for approval.
Landscape - Pool Concept - Ponds - Stables - Barns - Firepits- Pergolas - Cabanas.... etc
Now that the floorplan and elevation has been created, it is now time for the exterior landscape and pool plans. This has normally been addressed by Caprock
Custom Construction during the early floor plan stage for Pool Bathrooms, power and gas lines, septic or sewer lines, pool placement... etc. Now is the time for a
full concept plan. You will determine fencing, deckings, patios, elevations, lighting and plantings concepts at this stage.
Finalize House Plans
The check set of plans will be done. The check set is the finished set of plans that have not been released by the Architect/designer for construction. This check
set of plans is presented to you as the last set of plans for approval prior to releasing the plans for construction. It is the final opportunity to make any minor
changes. Caprock Custom Construction will assist you in reviewing these final drawings. You will be charged the balance of the house plans at this point.
Perform Soils Test
Caprock Custom Construction will hire an outside engineer to perform a soil test prior to engineering the foundation.
Foundation Engineering
Once Caprock Custom Construction receives the soils report we will then turn in the plan to the foundation engineer to design the foundation.
Finalize Landscape - Pool Plan
Once the landscape/pool plan is complete and approved by the Owners and Caprock Custom Construction. This is the drawn set of plans to build from. You will
be charged the balance of the landscape/pool plans at this point.
Pre Construction Plan Review
At this meeting we will walk the floor plan to discuss finish out in your home. This is when you tell Caprock Custom Homes what materials i.e. flooring material,
trim material, cabinet material, etc. that you have chosen. This is a very involved meeting that will give us the direction on creating the budget for your new home.
Caprock will create a detailed - room by room written specifications list for your new home that reflects your choices of finish out. Story boards, magazine
photos will be very helpful here.
Creating the Budget
Caprock Custom Construction will issue a set of plans to all of our vendors to give us the budgeting cost to price your new home.
