


1. We are a full time residential builder. We do not have a "side" job. We grew up with or have known many years, a lot of the folks that we work with. We
are involved in our local community as well as our larger community, "The Great State of Texas." My wife is my designer with 35 years of working side by
side, We understand the idea of co-operative, constructive labors of love. My wife and I have known each other since we were 14 and 15 respectively. We
have designed and built homes of all prices and sizes. Some of the largest homes in our area were designed and built by the two of us. We are easy going

2. How much does Caprock charge per square foot for a home?
First, take a look at the homes in the neighborhood that you wish to build in. The budget for your new home is predicated on WHERE, WHAT and HOW you
want to build. Location being the foremost normally. A home in Highland Park, Dallas County versus a rural subdivision is going to cost more to build. Why ?
Building codes, cost of required design materials to meet the HOA deed restrictions, labor cost and added bureaucracy. Matching your neighborhood is
important and most of the time is a requirement.
Caprock does not set the price per square foot. You, as the Owner do. Your choice of Where, What and How will be a large part of the end cost. It is true
that lumber, sheetrock and concrete will cost the same.... you can make some choices there that will change the cost significantly. Ask your Architect or
contact us with questions. We are happy to answer questions.
An inexpensive design with minimal materials and detail will be a cozy home, warm and inviting..... Your choice as to WHAT is in the homes floor plan will
determine size and area. The cost of bathrooms and associated specialty rooms add up.
HOW a home is built varies greatly. Again, a minimal design functions within code and standard features for the price range will suffice. How a home's
details of construction are determined is in the design stages. A home built with 2x4 walls will be cheaper than 2x6 or ICF walls. Slab foundation no piers vs
with piers or pier and beam ... the list goes on all the way to the roof.
Price per square foot; This is one of the most misunderstood concepts in Home Building. Caprock does not set the cost.. you do by the choices you make. If
Caprock were building all of our homes in a specific neighborhood; that question could be applicable. Volume home builders have a price range for
building one of the few floor plans of homes that they are building in that neighborhood, plus or minus a few options. In custom home building, that type of
pricing does not hold true. Custom Home Clients are not looking for a cookie cutter home to be built in a cookie cutter neighborhood. The Custom Home
plan is unique, it has probably never been built before. The Builder should be able to help you establish parameters for the home design, amenities and
level of construction to bring the project in on a cost schedule (budget). Asking for a square foot price from a Builder on a project that they have not seen,
in a neighborhood that they have not built in, for an Owner that has not picked all of the amenities out is asking for a guess from someone that does not
know what you want. Some of the projects that we have finished in the last 24 months have ranged as low in price as $75 per square foot, excluding land
cost. You can build cheaper than that. You can certainly build at many times that cost. Cost is dependent on where, what and how . Where the project is
being built, what amenities are in the home, how the home is constructed. Our homes are unique to the Home Owners, so each home has a unique budget
specific for that house plan.
3. How long does it take to build a custom home.
After the permit is obtained, most projects range from 3 months to 18 months depending on the size and complexity of the home design. Average of 100 days.
4. Why do the cost of homes vary so much?
Why do restaurants have menus? In "My Cousin Vinnie" - Vinnie goes to the local restaurant and it's menu says "Breakfast - Lunch - Dinner" - Homes are
the same - We could say "Small - Medium - Large" take your pick. You want a Builder that has experience with various sizes and styles of home. Pick any
material to build a home with and you will find it comes in many variations which have a wide range of cost. Construction can vary greatly also from low tech
to high tech. Designers, Decorators or not. Furniture Quality Paint, custom artwork or not. Electronic systems - environmental controls, audio/video
specialty rooms or not. Landscapes, pools, lighting environments or not. Building to a minimum standard (code) or building to a higher quality standard
based on your life experiences and expectations.
5. How do I use my Construction Plan Design decisions to control my cost of construction?
Prioritize your needs and separate them from your desires. It is OK to have everything you desire if your pocketbook allows it, but everyone needs certain things.
NEEDS:
a. A great foundation (pier and beam or soil conditioning with belled piers, proper slab, termiticide) in heavy clay soil is a must.
b. Better insulating systems (superior insulation, better windows and doors, radiant barrier roofs, water resistant sheathing) for lower cost of maintaining the
temperature.
c. Superior high efficiency electronic controlled HVAC systems designed for the project and properly installed.
d. Hot water heating systems that work outside of the HVAC environment (does not fight the heating and cooling) and is active only upon demand for hot water.
Sufficient quantity of available hot water to operate all fixtures simultaneously.
e. Sufficient wiring for the stature of the project. Electrical wiring that can carry the loads demanded in modern living. Low voltage wiring for telephones, faxes,
computer networks, audio systems, video systems, environmental control systems, security systems.
f. Sufficient number of bathrooms, pool bath, powder baths for daily living and guests.
g. Kitchen Amenities sufficient in size to allow the home to be usable as the center of family life in most homes. Remember resell value here.
h. Sufficient closet space for all rooms. Everyone needs plenty of closet space.
i. Landscaping - a home must have curb appeal, properly done it can enhance the value of your home, maintain a constant moisture level for proper slab
maintenance, help cool and heat your home with shade in the summer or blocking wind in the winter.
j. Elevator, stairs or one story based upon your physical needs and pocketbook.
k. Rooms sized for furniture, based on your existing or future purchases. Furniture is larger now.
l. Garage; doors 8 foot tall, wide enough to open the doors, space for tools and shop, sufficient lighting, storage and parking space.
m. Driveway entrance wide enough for easy entry in a large vehicle, large turning radius if circular, sufficient driving space to enter and exit garages. Space for
kids to play.
n. Paint/stain use superior products applied in a professional manner to create a long lasting finish with low maintenance.

a. Great Homesite; wonderful views, trees, friendly neighbors, excellent schools, close to; shopping, hospitals, hiking and bike trails, watersports, cultural events
airport, LOCATION, LOCATION, LOCATION

c.. Exterior Front Door; Standard size or Estate Size custom designs, wood, metal, glass

least expensive way out for a must have area or use the opportunity to be creative.
m. Countertops; Granite from around the world in entry level cost colors to the decorator color set. Marble in every color of the rainbow. Poured Concrete,
ancient fossilized rock, cultured marble, the choice is yours and the sky is the limit.
n. Art work; murals, faux painting, domes, columns, entry ceilings, playrooms, wine cellars, there is only a limit of time and cost.
o. Painter; standard primer and paint or Furniture quality Stain finish work, paint work can run from a couple of dollars a square foot to $50 dollars a square foot
depending on the difficulty of the job and the demands of the client.
p. Electronics; One of the few great deals out there. Electronics have gotten cheaper with better quality on more features the last few years. Environment
control, lighting control, whole house distributed audio and video, security; almost anything is possible
q. Wall and ceiling Finish or Textures; plaster, venetian plaster, shimmer plaster, wood of all styles, architectural plaster, hand applied skip trowel textures,
sanded textures, blown textures, etc....
r. Interior Doors; Solid or hollow, stain or paint, architectural or standard, estate or semi track, doors make a statement, they can be customized or can be mass
produced. Exotic woods or native, MDF or solid wood.
s. Specialty rooms inside and out; Media room, Game Room, Library, Study, Trophy Room, Craft Room, Music Room, Sun room, Art Studio, Photography Studio,
Loggia, Outdoor kitchen, Second Kitchen upstairs, upstairs laundry, children's living areas etc..
