Building a new home - Financing Options
My mission as your Builder:

We are an advocate for our clients ! We work with you to help you find the Banker that you are comfortable with and can provide you with the
support that you need. We deal with Bankers and Home Owners daily. Banks are too impersonal, you need a Banker relationship that you can
count on.
What you should know:

  • Interim Loans - these loans are not permanent, they are for use during the construction phase of your home. Normally they are interest
    only and you pay based on the percentage of house completion.

  • Permanent Loan - this is your mortgage, they are for the repayment of the loan plus interest. They will vary in length and terms, based
    on your credit score and time selected for repayment.  

  • One Time Close - a combination loan that incorporates the interim loan and the permanent loan in one.

  • Appraisals - the lot price, the plan, the home specifications and the budget will be created by us and submitted to your Banker for
    appraisal and underwriting to obtain a loan. This process can take 2 - 4 weeks.
How we will work together:

  • Together we will create all of the documents - plans - takeoffs - engineering - specifications- budgets for you.

  • You will supply your financial information to the Banker's for a pre-qualification amount so time and money is not wasted in designing a
    home that is beyond your budget.

  • We will provide all needed information beyond your financials to the Bankers during the loan process.

  • We will provide you with introductions to several Bankers that we have a long history with to allow you to select the Bank that fits your
    needs.

  • We provide (Custom Build Projects) a copy of all invoices billed, checks written, engineering, inspections, lien releases, surveys and a
    final accounting balance sheet upon completion of the project for your records and insurance needs.
